    Best insulation for older British Columbia homes in 2026: coastal heritage house in Vancouver

    There is no single best insulation for every older home in British Columbia because British Columbia does not have one climate. A heritage house in Victoria or Vancouver faces mild temperatures, prolonged winter rain, and high outward moisture loads. A home in the Okanagan or Kootenays faces hotter summers, colder winters, and larger daily temperature swings. Northern and mountain communities can fall into very cold climate zones with long heating seasons and much higher insulation requirements.

    The wall assembly also changes by region and era. Coastal homes may have wood sheathing, stucco, shiplap, plank siding, or later layers of impermeable paint. Interior homes may include log, plank, or conventional wood-frame construction. Postwar bungalows and older Vancouver Specials often have 2x4 walls with limited cavity insulation, while century homes may have balloon framing and no deliberate air barrier.

    Heritage framing, postwar walls, and mixed assemblies

    Pre-war wood homes may have balloon framing, plank sheathing, no cavity insulation, and plaster interiors. Later homes often use platform framing and fibreglass batts, but thermal bridges through the studs and gaps around services remain.

    Coastal stucco homes can contain multiple paint layers that reduce outward drying. Homes reclad during earlier renovations may have foam, foil, or polyethylene added without a complete drainage plane. In the interior, older log or plank walls behave differently from stud cavities and may be damaged by an inappropriate interior vapour barrier.     On the coast, however, low-permeance foam can be risky if it is applied to sheathing that is wetted by exterior rain and cannot dry outward. In the interior or north, it can be valuable for controlling wind washing and condensation at difficult transitions, but wet substrates and foundation leaks still need repair first. The assembly should be reviewed for drying potential, fire protection, and compatibility with wiring and combustion vents.     Blown-in cellulose: excellent for many attics

    Blown-in cellulose is a strong attic option across British Columbia because it fills irregular spaces and can be added over dry existing insulation. In colder regions, it can economically build toward R-60 or higher where the attic has sufficient space.

    The attic must be air sealed first. Coastal attics often show staining from both roof leaks and indoor moisture, while northern attics may show heavy frost after cold snaps. Bathroom ducts, attic hatches, plumbing stacks, pot lights, chimneys, and partition-wall tops should be corrected before insulation is installed. Dense-pack cellulose can improve appropriate wall cavities, but the wall's exterior drainage and drying potential must be known.     Exterior mineral wool or rigid board: usually the best deep-wall option

    Continuous exterior insulation is the cleanest way to reduce thermal bridging through 2x4 framing. It warms the existing sheathing, improves comfort, and can preserve interior plaster.

    Mineral wool is vapour permeable, non-combustible, and compatible with many rain-screen assemblies, which can be especially useful on the coast and in wildfire-prone regions. Rigid foam boards can provide higher R-value per inch, but the designer must account for vapour resistance, joint sealing, flashing, and cladding attachment. Exterior insulation is most economical during recladding because windows, doors, decks, roof intersections, and utility penetrations all need to be integrated with the thicker wall.

    Where to insulate first and target R-values for British Columbia

    There should not be one target table for the entire province. The following are practical planning ranges for older homes, not automatic code or rebate requirements:

    • Mild coastal regions: attic roughly R-50 to R-60, effective walls in the mid-R-20s or better, and dry foundation walls around R-20 to R-24.
    • Southern Interior and colder mountain regions: attic around R-60, effective walls around R-28 to R-35, and foundation walls around R-24 to R-30.
    • Northern and very cold locations: attic R-60 or higher and envelope targets based on an energy model and local code requirements.

    The exact assembly should be designed around local heating degree days, summer cooling, rain exposure, wildfire resilience, and the available wall depth.

    Attics: the most accessible first upgrade

    An attic top-up often delivers the fastest comfort improvement, but only after air and moisture problems are corrected.     Cavity insulation alone cannot produce high whole-wall performance in a 2x4 house. In the mild Lower Mainland, continuous exterior insulation may be justified as much for comfort, summer performance, and condensation control as for winter heating. In the north, it becomes central to reaching a high effective R-value and keeping the sheathing warm. The designer should consider the interior vapour resistance, exterior rain screen, insulation permeability, cladding type, and local climate together.

    Moisture control and ventilation: different problems by region

    Coastal homes must reject rain and still dry. Interior homes must handle strong seasonal temperature swings. Northern homes must prevent warm indoor air from reaching very cold surfaces.

    Air sealing before insulation

    A blower-door test can reveal leakage at attic hatches, plumbing chases, recessed lights, rim joists, crawl-space connections, fireplace surrounds, and additions. Air sealing should be completed before loose-fill insulation hides those sites. Natural Resources Canada calls comprehensive air leakage control the most important retrofit activity.     HRV or ERV after significant tightening

An ERV can transfer both heat and moisture and may be considered in milder or more humid conditions. The system must be balanced and commissioned, not selected only by floor area.     British Columbia insulation rebates in 2026

    Better Homes BC currently lists the Home Renovation Rebate Program for households at any income level, the income-qualified Energy Savings Program, and the free Energy Conservation Assistance Program.

    Home Renovation Rebate Program: up to $5,500 for insulation

    The Home Renovation Rebate Program currently offers insulation rebates with a combined maximum of up to $5,500 for eligible ground-oriented homes. The current program requirements list maximums of:

    • $900 for attic, flat-ceiling, or cathedral-ceiling insulation.
    • $1,200 for exterior wall cavity insulation.
    • $1,200 for exterior wall sheathing insulation.
    • $1,200 for basement or crawl-space wall insulation.
    • $1,000 for other locations such as exposed floors, floors over crawl spaces, and basement headers.

    The insulation must be installed by a Home Performance Contractor Network member. Self-installations are not eligible. The current rules also set minimum R-value additions and require applications within six months of the invoice date.

    Energy Savings Program

    The Energy Savings Program provides larger rebates based on household income, home type, assessed value, heating fuel, and utility service. Program requirements changed for invoices dated on or after July 6, 2026, so homeowners should complete the current eligibility questionnaire and obtain approval before work. Not every upgrade is available at every income level, and the registered contractor generally applies the program rebate directly to the eligible project cost.

    Energy Conservation Assistance Program

    The Energy Conservation Assistance Program offers free assessments, coaching, and selected upgrades for qualifying households. Potential measures include insulation, draft proofing, bathroom fans, carbon-monoxide detectors, and other energy-saving work chosen by the program after assessment. The home must meet the income, utility, age, occupancy, and building-type requirements.

    Getting an honest assessment before you start
