    Central Air Conditioner Maintenance Guide

A central air conditioner rewards a little seasonal care with lower bills and fewer mid-summer breakdowns. This guide covers the cleaning and filter tasks you can handle, the spring tune-up to book, and the symptoms that mean it is time to call a technician.

A central air conditioner quietly does a lot of work through a Canadian summer, and the homes that stay coolest for the least money are usually the ones that keep up with basic maintenance. Most of the upkeep is simple, and the payoff is lower energy use, fewer breakdowns, and a longer equipment life. This guide is part of our complete HVAC maintenance guide.

What AC maintenance can homeowners do?

Start with the parts you can reach safely. Replace the air filter every one to three months while the system is running: this is the most important thing you can do for airflow and efficiency. Clear the outdoor condenser of leaves, grass clippings, and debris, and keep at least 60 centimetres of open space around it. Gently rinse the outdoor coil with a garden hose (never a pressure washer) to remove dust that insulates the fins. Check the condensate drain line for clogs so water does not back up.

Never use a pressure washer on the outdoor coil. The fins are thin aluminum and bend easily, and once they are crushed they block airflow and cut efficiency. A light spray from a garden hose is all you need.

What does a professional AC tune-up include?

A spring tune-up covers the technical checks a homeowner cannot do. A technician measures the refrigerant charge, tests the compressor and capacitor, cleans the coils properly, checks electrical connections and the contactor, verifies airflow, and confirms the system is cooling to spec. Correct refrigerant charge alone can make a large difference: an undercharged or overcharged system runs longer and costs more to operate.

When is the best time to service a central AC?

Spring is ideal, before the first heat wave and before the summer rush of emergency calls. Booking in April or May means your air conditioner is ready when you need it. If you also run a furnace or heat pump, it is efficient to combine visits into one air conditioning service appointment, or to spread the work across the year with a seasonal maintenance plan.

What are the signs your AC needs service?

Book a visit if the system is blowing warm air, cooling unevenly, running constantly without reaching the set temperature, making grinding or hissing noises, leaking water indoors, or driving up your electricity bill. Ice on the refrigerant line is a classic sign of low airflow or low charge and needs professional attention. If any of these sound familiar, our guide to the signs your HVAC needs service goes into more detail.

Is central AC maintenance worth the cost?

For most homeowners, yes. A well-maintained air conditioner uses less electricity, breaks down less often, and lasts years longer, which usually outweighs the modest cost of an annual tune-up. If you want to compare the numbers, our post on HVAC maintenance cost in Canada breaks it down.
